When we buy a home we of course are looking for a place that we can call our own. You might be interested in purchasing one of the Edmonton homes for sale or could be looking for a cottage in the country just outside of Boise. But usually while you're choosing the right house or condo you're also thinking of the purchase as an investment for your future. Some believe that real estate is one of the most predictable investments that a person can make. But this is unfortunately not always the case. While you will likely add sentimental value to your home over the years the market might not affect the property in the same way. Here are some ways that a home's value is calculated.

The current market will move up and down throughout the year and this will determine the selling price of a home but will not be constantly changing its value. This is more based on the location of the property, its size, age, and amenities. When trying to figure out the current value you should first look at where it sits within the city. If all of the Boise or Toronto real estate listings in that area are selling within weeks than you know that this is a desirable neighborhood where home values will be on the rise. If instead there are several properties that have been on the market for some time than the value could decrease.

When it comes to location it's not just about the other houses in the area. Real estate value goes up where there starts to be more commercial traffic in the neighborhood as well. If you're looking at a Mississauga condominium in an area that's building a mall and refurbishing the main street this property could rise in value over the next few years. One of the best investments is to look for a home in a neighborhood that's in transition.

Many people will tell you that if you want a rough estimate of the value of a home you should look at similar homes that have sold recently in the area. When talking about similar homes this is referencing the number of bedrooms and bathrooms, the age of the property, and the size of the lot that it is on. Although, an older property can increase in value with the right upgrades. Adding some new vanity cabinets and plumbing fixtures in the bathrooms and kitchen is a great start to adding value.

If you are interested in finding out the value of your property than you should consider looking at the assessment done by the city for tax purposes. This takes into account the area, recent sales, and the property itself. You can also ask a Boise or Oakville real estate agent in your area.
